Curtain wall or window wall: what is best for your project?

Choosing between a curtain wall and a window wall depends on a project’s design goals and aesthetics. Despite appearing similar, each system has unique characteristics, advantages, and limitations. Selecting the right option requires understanding these differences and aligning them with the project’s specific design intent and functional needs. 

CURTAIN WALL

Curtain wall systems, on the other hand, are continuous, uninterrupted window framings that attach to the outside of the floor slabs. This system acts as a “curtain” hanging on the building’s exterior and is also non-load bearing. Curtain walls are common in commercial buildings and high-end residential developments.

   Advantages of Curtain Walls:

  • Superior Structural Integrity: Curtain walls require fewer mullions and joints, resulting in a more aesthetically pleasing design.
  • Larger Glass Sizes: Due to their structural strength, curtain walls can accommodate larger glass panels, enhancing the building’s appearance.
  • High Resistance to Environmental Factors: Acting as a single unit, curtain walls offer strong resistance to moisture, wind, heat, and earthquakes.
  • Lower Maintenance Requirements: Curtain walls require less maintenance compared to window walls due to their sealed, integrated design.

   Disadvantages of Curtain Walls:

  • Noise Transmission: While standard curtain walls have higher noise transmittance, high-performance options are available to reduce noise.
  • Increased Cost: Curtain walls are typically more expensive. However, their high durability, lower long-term maintenance, and fewer installation hours can help offset costs over time.

WINDOW WALL

Window wall systems are installed between the concrete floor and ceiling slabs of a building. These units are anchored at the head and sill and sealed in place using caulking. Window walls are non-load bearing and are commonly used in residential high-rises.

   Advantages of Window Walls:

  • Cost-Effectiveness: Window wall systems are generally less expensive than curtain walls. However, managing the exposed slab edge can add to the overall cost.
  • Design Flexibility: They accommodate features such as balconies, operable windows, and suite compartmentalization.
  • Ease of Maintenance and Repair: Since window walls consist of multiple units, repairs can be carried out with minimal disturbance. Additionally, fire-stopping is not required, and sound transmission between floors is reduced.
  • Simplified Installation: Window walls install quickly and require less engineering, reducing construction time.

   Disadvantages of Window Walls:

  • Weaker Structural Integrity: Because window walls consist of more pieces (mullions) and joints, they are structurally weaker and can appear less aesthetically pleasing.
  • Increased Risk of Joint Failure: The number of joints in the system raises the likelihood of failure over time.
  • Potential Water Leakage: Over time, the seals can dry out and crack, leading to water infiltration and expensive repairs.
  • Exposed Slab Edges: The building design must account for the appearance and insulation of exposed slab edges.

Choosing between a curtain wall and a window wall system depends on the specific needs and priorities of a project. Neither system is inherently superior; rather, their suitability depends on factors such as budget, structural integrity, aesthetics, and maintenance requirements.
